Maintenance System for Philippine Plants, Utilities and Facilities
A maintenance system tells your team what to fix, when, and with which parts, and keeps the proof that it was done. Mantix CMMS by Technogistics does this for Philippine sites: work orders, preventive maintenance, assets and spare parts, on the desk and on Android phones that work without signal.
What is a maintenance system?
A maintenance system is the way a plant, utility or building keeps its equipment running: the list of assets, the jobs planned for each one, the work orders that send technicians out, the parts they use, and the record of what was done. In the Philippines the term covers three quite different things, and it helps to know which one you are looking for.
Most mid-size Philippine sites, with roughly 50 to 2,000 assets, are best served by a CMMS: more control than spreadsheets, without the cost and timeline of an enterprise suite.
Signs your site has outgrown spreadsheets
- Preventive maintenance is "done" on paper, yet the same machines keep breaking down.
- A part shows in stock on the spreadsheet but is not on the shelf when the line is down.
- Breakdowns are reported in group chats, and nobody can find the thread by Monday.
- You cannot say who was at the machine, when, or how long the job really took.
- Monthly reports take days to assemble, and management still asks "why did it fail again?"
- Audits (ISO, customer, insurance) mean digging through folders for proof.
What a maintenance system needs to do in the Philippines
Most maintenance software is designed for offices with perfect internet and dollar budgets. Philippine sites have different realities. Look for these:
- Works without signal. Motor pools, pump stations, substations and plant basements often have weak or no mobile data. Technicians must be able to open jobs, fill checklists and take photos offline, and sync later.
- Runs on ordinary Android phones. Your crew already carries them. No special devices or rugged tablets should be required.
- Proof at the asset. An NFC tag or QR code on each machine, scanned to start and close the job, shows the technician was there.
- Preventive maintenance by time and by meter. Monthly, quarterly, every 500 hours or every 10,000 kilometers, with automatic work orders.
- Spare parts tied to jobs. Stock that drops when parts are issued to a work order, with reorder points.
- Approvals and permits. Who may release a job, approve a cost, or sign off a permit to work.
- Peso pricing and local support. Billing in PHP, support in your time zone, and people who understand Filipino plant operations.
- Your data stays yours. Full export at any time, so you are never locked in.
Spreadsheets vs global apps vs enterprise EAM vs Mantix
| Spreadsheets and chats | Global per-user CMMS apps | Enterprise EAM | Mantix CMMS | |
|---|---|---|---|---|
| Typical cost | Free, plus hidden downtime | About US$25–75 per user per month, billed in dollars | License plus implementation, often in the millions of pesos | ₱20,000 per site per month (introductory) plus an asset-based fee |
| Works offline | Paper does | Varies by app | Usually needs add-ons | Yes, Android app syncs later |
| Proof at the machine | No | Some offer QR | Possible with add-ons | NFC tap or QR scan to start and close every job |
| Time to go live | Immediate | Weeks, mostly self-service | Months to a year | 4–6 weeks per site, setup included |
| Local support | None | Usually overseas, by ticket | Through consultants | Philippine team, maintenance and SAP PM background |
Global app prices are vendors' published list prices in 2026 and change often; check each vendor before deciding. Per-user pricing grows quickly once every technician needs a login.
How much does a maintenance system cost in the Philippines?
Budget for more than the subscription. The real cost of a maintenance system has five parts:
- Software. Per user, per asset or per site. Per-user pricing looks cheap for three planners and becomes expensive when 40 technicians need the phone app.
- Setup. Importing your asset list, building PM plans and checklists, and tagging critical equipment.
- Phones and tags. Mostly phones you already have, plus NFC or QR tags for each asset (usually a few pesos to under a hundred pesos each).
- Training. Planners, technicians, storekeepers and approvers each need their own short session.
- Your team's time. Someone must own the data. Plan for a few hours a week from a maintenance planner during rollout.
Mantix keeps this simple: one site fee that covers every user and every role, the phone app, NFC/QR, inventory, approvals, permits and reports, plus a fee based on the size of your asset register. Setup, register import and tagging of critical assets are included for pilot sites. See current pricing.
Mantix CMMS: maintenance software built for real-world operations
Mantix was built by Technogistics, a Philippine company whose founder spent about two decades in maintenance engineering and SAP PM consulting. It is made for the sites where maintenance actually happens: far from a desk, with weak signal, and with a crew that needs to prove the work was done.
- Work orders from request to completion, with priorities, labor, parts and photos.
- Preventive maintenance by calendar or by meter readings, generated automatically.
- Asset register with full repair and inspection history per machine or vehicle.
- Spare parts and storerooms: receipts, issues, returns, transfers and reorder points.
- Tap-to-report: anyone can tap a tag or scan a QR on a machine to report a problem.
- Approvals and permits to work with clear authority limits.
- Smart cards that warn about late PMs, readings past limits and shortages before they become breakdowns.
- Reports and dashboards for workload, PM compliance, downtime, stock and cost.
- Runs alongside SAP. Keep SAP for finance; use Mantix where the work happens.
Going live in 4–6 weeks
- Weeks 1–2: your asset register and tags. We import your spreadsheet or build the register with you, and tag your critical assets.
- Weeks 3–4: plans and rules. PM plans, checklists, approval rules, permits and storerooms, then training by role.
- Weeks 5–6: live and tuned. Your team works in Mantix every day while we tune PM frequencies and reports.

Frequently asked questions
What is the difference between a CMMS and a maintenance system?
A CMMS (computerized maintenance management system) is software that runs your maintenance system: assets, work orders, preventive maintenance, spare parts and reports. "Maintenance system" can also mean paper records or an outsourced service; a CMMS is the digital version you control.
Do our technicians need new phones?
No. Mantix runs on common Android phones. Phones with NFC tap the asset's tag; other phones scan its QR code.
Does it work without internet?
Yes. Jobs, checklists, readings and photos are saved on the phone and sync when the signal returns.
How much does Mantix cost?
An introductory ₱20,000 per site per month plus an asset-based fee, billed monthly in pesos and confirmed in writing after a 30-minute fit call. Every user and role is included.
Do we have to replace SAP?
No. Mantix runs alongside SAP. SAP PM integration is scoped per project on the Enterprise plan.
How long does it take to go live?
Four to six weeks per site, with critical assets tagged and working within the first two weeks.
